Long-term solution for a central Basel office building
Despite a sharp rise in office vacancy rates in Basel, Livit has successfully let around 17 000 m² at VIA to the Basel-Stadt Finance Department. The building is now almost fully occupied and will have a stable, future-oriented use.

Located at Viaduktstrasse 33 in the heart of Basel, the VIA office building has been empty since 2023. The property needed to be given a long-term, suitable use – in a challenging market environment: between 2020 and 2024, office vacancy rates in Basel more than doubled.
Despite these initial challenges, Livit achieved a major rental success: around 17 000 m² of office space has been let to the Basel-Stadt Finance Department. The building is now about 90% occupied and will have a stable, future-oriented use.

The VIA rental was a major strategic project. To attract a suitable tenant, Livit developed a targeted marketing strategy, repositioned the property in the Basel office market and approached potential users in a structured, needs-based manner.

The long-term lease will breathe new life into a large, centrally located building, sending a positive signal to a market that has been under considerable pressure in recent years.
