A maintenance contract has been in place for years. The system is serviced regularly, the reports are filed away – at first glance, everything seems to be in order. But sometimes it’s worth taking a closer look.
This is where the work of Valbona Hoti, Burak Hamzai and Fabio Dalsecco begins. They have been Technical Property Managers (TOMs) at Livit since the start of 2026. Under the expert guidance of Gianni Mogiani, they support the property management team with technical matters relating to upkeep, servicing, damage and maintenance contracts for various properties.
Their role: while our property management teams focus on property owners and tenants, the TOMs deal with complex technical issues relating to the properties and address them with an expert eye.
More than just a technical perspective
The work our TOMs do has a in common with detective work. After all, there is often more to a technical problem than meets the eye: who is responsible for a particular measure? Were the agreed services performed correctly? What information is already available? And what risks might arise as a result?
‘Sometimes you have to put together different pieces of the puzzle before you identify the real problem,’ says Valbona. That’s why it’s not just technical expertise that’s crucial. It’s about asking the right questions, recognising connections and piecing together a clear overall picture from a great many individual pieces of information.
No two cases are the same
Something Valbona particularly values about her role is that no two days are the same. Every property presents its own challenges, every damage claim raises new questions and every assignment involves complex issues that first need to be understood. That’s precisely what makes the role so appealing.
Whether it’s a matter of uncertainty regarding maintenance contracts, recurring technical faults or the assessment of responsibilities: the TOMs take a close look, check the existing framework and make sense of the technical information. This reveals correlations that can be crucial for a reliable assessment. Early detection of risks makes all the difference. It provides a sound basis for making decisions – for property owners, tenants and property management.
A role with a future
Initial feedback shows that the support provided by the TOMs is greatly appreciated, and there is already interest from other teams. This is hardly surprising for Valbona: ‘The closer you look, the more potential you discover. That’s what makes this work so exciting for me.’ Fabio, who was the first TOM and helped shape the role right from the start, adds: ‘It’s great to see how the role is evolving. We’re constantly learning and can apply our experience directly to the development of the centre of excellence.’
No two properties are alike, and technical standards, legal requirements and operator obligations are constantly changing. This makes regular communication within the TOM team all the more important. The four TOMs meet weekly to discuss current cases and share their day-to-day experiences. ‘We’re constantly learning from each other – that’s what makes our team so valuable,’ says Valbona.
With their specialist knowledge, analytical approach and practical insight, the TOMs make an important contribution to professional and forward-looking property management. They help to clearly categorise technical issues, identify risks at an early stage and put viable solutions in place.
