New construction in Sulgen: full occupancy and start of management mandate

Efficient first rental thanks to regional expertise and partnership-based cooperation

The Livit rental team successfully completed the first rental of a new building with 21 apartments in the idyllic municipality of Sulgen in the canton of Thurgau. The St. Gallen branch will also take over the subsequent management mandate for homebay AG, a long-standing customer.

Flexibility as the key to success

At Ergatenweg 25, a modern multi-family house with 21 apartments of different sizes was built – from compact 2.5-room apartments to spacious 4.5-room apartments. Livit was commissioned to handle the first rental in January 2025 and managed the project with great agility and coordination.

The marketing of the new construction project presented additional challenges: some apartments were not yet accessible during the viewing phase. The rental team from St. Gallen responded flexibly and adjusted the appointments to the construction situation on an ongoing basis.

A central factor for success was the close coordination with the property owners. In addition to monthly reports, regular updates were provided on the rental status and feedback from interested parties. In return, the property owners provided transparent information on the construction progress and any restrictions – a partnership on an equal footing that significantly supported the rental process.

Thanks to a good knowledge of the regional conditions and experience with comparable projects in Sulgen and the surrounding area, suitable tenants could be addressed in a targeted manner and the rental process could be designed efficiently.

A mandate with a future

The last apartment was rented in August 2025, and all units will be occupied by 1 October at the latest. The property owners benefited from efficient marketing with low costs and a smooth process. Livit will now manage the property and is looking forward to continuing the successful partnership.
