If a property is still occupied, the viewings will be arranged with the previous tenants, which means it may also be possible to arrange them for weekends. However, if a property is empty, we are only able to offer viewings on weekdays.

Termination dates and notification periods for terminating a tenancy are defined separately for every tenancy. The dates and periods that apply to your tenancy are set out in your tenancy agreement.

Under tenancy law, you are required to grant access to your property for the purpose of viewings by prospective new tenants. We will contact you to arrange a single or multiple dates for viewings. When doing so, we will also ask for your permission to pass on your phone number and, where relevant, email address to prospective new tenants to request a viewing.

Please send us a written, signed notice of termination of tenancy within the relevant termination notice period for your rental agreement. The date that will be decisive for compliance with the notice period will be the date on which we receive the notice of termination, not the date it was posted.

All lettings are generally publicly advertised. If one of your friends or acquaintances is interested in the tenancy, you can recommend them to us as a new tenant. We will then review their application as usual.

Yes, it is possible to terminate your tenancy outside the agreed notice periods if you are able to find an acceptable and solvent new tenant and the new rental agreement has been signed by both parties (Livit and new tenant).

Thanks to the fact that we digitally screen applications, it generally takes less than a working week for us to issue a notice of acceptance or rejection. However, please note that this process can also take longer on occasion.

As a tenant, you must always notify us of any additional people moving into your property. If you are intending to set up a house share, you should let us know the number of additional people you are planning to share with (if known) when you are applying for the property. If a single person moves in with you during your tenancy, please notify the relevant property manager immediately.

There is no general rule about the frequency at which walls need to be painted. Please get in touch with the relevant property manager for more information. They will be happy to provide information about the rules for painting walls depending on initial state, wear and any different colours they may have been painted.

We recommend getting a parking permit for public parking spaces. However, depending on the region, it may also be possible to apply for parking permits and for parking spaces to be blocked on your moving-in day at your local authority or cantonal police station. By the way: most removals companies will take care of arranging parking spaces or getting parking permits for areas where parking is not normally allowed.
