If a property is still occupied, the viewings will be arranged with the previous tenants, which means it may also be possible to arrange them for weekends. However, if a property is empty, we are only able to offer viewings on weekdays.

In general, there are no restrictions on accommodation that an owner can provide in their residential property. Furnished rooms and apartments are particularly good as a temporary solution. For unfurnished properties, you should contact your local migration authority beforehand. They will also be able to help you with placing people seeking shelter.

The intake of refugees is being coordinated by the Swiss federal government in conjunction with the cantons. This will ensure that Switzerland can provide sufficient emergency and asylum accommodation for refugees.

However, private individuals can also register entire homes or spare rooms with the authorities as private accommodation for refugees. If you ask to be reimbursed for such accommodation (by the person seeking protection themselves or by an official body or aid organisation), an informal rental agreement must be drawn up in accordance with Art. 262 of the Swiss Code of Obligations (OR) (subletting). In this specific case, a written subletting agreement specifying the duration and any reimbursement made must be drawn up between the parties involved – the main tenant, guest and landlord.

Once the key points have been set out, the Swiss Real Estate Association (Schweizerische Verband der Immobilienwirtschaft, SVIT) will issue interested parties with the relevant form via its website, so that a subletting agreement can be drawn up. Private accommodation is essentially provided on a voluntary basis, so remuneration is not granted. Please contact your cantonal authorities to discuss specific cases or for any queries.

Thanks to the fact that we digitally screen applications, it generally takes less than a working week for us to issue a notice of acceptance or rejection. However, please note that this process can also take longer on occasion.

As a tenant, you must always notify us of any additional people moving into your property. If you are intending to set up a house share, you should let us know the number of additional people you are planning to share with (if known) when you are applying for the property. If a single person moves in with you during your tenancy, please notify the relevant property manager immediately.

There is no general rule about the frequency at which walls need to be painted. Please get in touch with the relevant property manager for more information. They will be happy to provide information about the rules for painting walls depending on initial state, wear and any different colours they may have been painted.

We recommend getting a parking permit for public parking spaces. However, depending on the region, it may also be possible to apply for parking permits and for parking spaces to be blocked on your moving-in day at your local authority or cantonal police station. By the way: most removals companies will take care of arranging parking spaces or getting parking permits for areas where parking is not normally allowed.
