Fibre optic connections are not yet available in all properties. The fibre optic connection socket is normally located in the living room next to the TV socket and near a power socket. Look out for the OTO ID, which you will need to give to your telephone company. Every property has its own unique OTO ID and it should be on either the power socket or in the fuse box.
Yes, in principle, tenants are permitted to sublet their property, but they must notify Livit. They will also have to submit their subletting agreement. Livit reserves the right to prohibit subletting if a tenant fails to provide information on the subletting terms and conditions, or if these terms are inappropriate or give rise to significant disadvantages, e.g. as a result of the rental property’s wrongful use.
Please note that you, as the main tenant, will be liable for all damage to the property caused during the sublet and that you are only permitted to sublet the property at the same price. Tenants are permitted to increase the rent by 20% if the sublet property is furnished. Please read the legal regulations for subletting.
It is generally permitted to smoke inside a property or on the balcony. However, please note that you will be fully liable for any costs incurred, for example for having the property repainted when moving out if you smoked inside it.
Permission to barbecue differs from property to property. Please check your rental agreement or house rules. In most cases, barbecuing is permitted as long as it does not have an impact on your neighbours. Do not create any smoke, odours or noise to the point that it becomes a nuisance for other people.
Please let us know in writing if you no longer need your TV cable connection. In that case, the connection will be sealed off. Please note that, when you move out, you will be liable for the costs of removing the seal from the TV cable connection again, which will be necessary in order to allow the next tenant to use it again.
The property/key has to be handed back by 12:00 on the day following the date on which the rental agreement ended. The date and time will be agreed with the current and new tenant.
When handing back the property, it should be in the same condition as it was when initially handed over and should have been cleaned throughout. Any items or objects in the rented property that have been changed (e.g. painted walls) have to be returned to their original condition.

Every property has a dedicated caretaker who looks after the maintenance of the property’s facilities. Please observe the house rules to help in keeping the property clean and tidy for the benefit of all residents
The floors will be regularly cleaned by the caretaker. Keeping the rest of the laundry room and the machines (washing machine, tumble dryer and dehumidifier) inside it clean is the responsibility of those using it. Tenants are required to leave the room and the machines they have used in a clean state after use. If users fail to do so, we recommend speaking to and reminding them.
Not every property has its own shelters. The construction and allocation of shelters are regulated by the respective canton. If necessary, the regional civil defence authority for your municipality will allocate residents to shelters and notify them of this. In Switzerland, shelters and bunker facilities are allocated by the applicable regional civil defence authority. If the specific need arises, the locations of these facilities will be announced by your municipality or civil defence authority.
