If your heating and water consumption is metered, meaning you pay for them depending on how much you use, the ancillary costs of identical flats can differ a lot depending on user behaviour. Please also note that your neighbour may be paying a different amount on account each month, which is why their final ancillary cost balance (debit or credit) may differ.

Your moving-in and moving-out date will always be taken into account in your ancillary cost statement. You will only ever be charged for the actual number of months you rented your property. The relevant billing period will be shown in the header of your ancillary cost statement right next to your property’s ID or name. 

Your bank details are shown on the last page of your ancillary cost statement. Please check them and notify us of any changes using the contact form or by emailing service@livit.ch.

If you have taken out your own TV/Internet contract with a (local) provider, you need to contact Livit Ltd. and ask to cancel your cable TV connection fees and to have the connection sealed off. If you do not specifically ask to cancel this service and if the cable connection is not sealed off, you will be charged a basic connection fee that will be included in your ancillary costs.

Please note that, when you move out, you will be liable for the costs of removing the seal from the cable TV connection again, which will be necessary in order to allow the next tenant to use it.

If your ancillary cost statement shows that you are in credit, the credit amount will be paid out within 14 days of the expiry of the 30-day appeal period. If the account details shown on your ancillary cost statement (bottom of last page) are no longer current, please send us your new account details using the contact form or by emailing service@livit.ch.

We will be happy to provide you with a detailed breakdown of your ancillary cost statement, including all documents and receipts, on site at the Livit location responsible for your property. Please contact us at service@livit.ch to arrange an appointment for your visit. 

An adjustment can only be made based on a change in the reference interest rate if the interest rate of the tenancy agreement or the latest rent adjustment is lower than the currently applicable rate. An adjustment can be made for inflation or cost increases irrespective of the reference interest rate.

Inflation is determined using the National Consumer Price Index. The starting point is the index indicated in the tenancy agreement or as known at the time of the last rent adjustment. This is then compared to the new index.

In the event of an increase, we will inform you by post about the rent adjustment. You will receive the new payment details in good time before the increase becomes valid. 

Cost increases include any increases to costs for the operation, maintenance and management of the rental property. In practice, flat rates are used.
