GRESB is an important benchmark for sustainability performance in the property sector. Through the GRESB star-based scoring system, members receive an assessment of their current positioning in the core environmental, social and corporate governance aspects, and are directly benchmarked against their competitors. 

Tenant satisfaction survey

The tenant survey contributes to the performance component of the GRESB criteria and is assessed and taken into account in the GRESB benchmark. Livit has developed a standardised tenant survey with a dynamic evaluation platform in cooperation with Swiss Life, UBS and the market research institute LINK. You can use this survey to improve your GRESB evaluation or to conduct market research independently of this.

Scope of the tenant survey

The tenant satisfaction survey can be conducted for residential and commercial properties and in all language regions. The standardised questionnaire contains questions on satisfaction across the categories of property management and maintenance, accommodation, comfort, garden/surroundings and value for money. The questionnaire can be adapted to your needs. The findings help you and us to boost the quality of service, improve tenant relations and reduce the number of vacancies in the long term thanks to a higher level of tenant satisfaction.

Reaction management

The survey results are displayed clearly on an internal online dashboard. The user-friendly platform offers an easy, efficient way to process tenant feedback. Our managers formulate appropriate measures based on the feedback and categorise them by type, such as ‘maintenance’ or ‘investment’. An integrated alert tool prioritises and schedules all tasks and makes sure they are completed on time. The asset managers have access to the current status at all times, which gives them an overview of all the information relevant to them.

How do owners benefit from this tenant survey?

Property portfolios can only be compared to a limited extent due to market-specific differences. A major benefit of the survey is the standardised questionnaire, thanks to which the results can be compared in a Switzerland-wide benchmark. Investors get an insight into how their housing stock is performing compared to the portfolios of other providers. Property managers, in turn, can gauge whether their performance exceeds or falls below that of competitors and can take measures to improve, if necessary. The benchmarks are determined from the sum of all respondents – regardless of the property management company. The informative value of the local benchmark increases as more institutional investors and property service providers participate in it. This allows us to acquire more information together and lend more weight to the national performance comparison. Our product is aimed at all investors, regardless of whether Livit manages the portfolio or not, and regardless of GRESB membership.
