Intergenerational housing development successfully rented out

Our rental team in Basel showed great dedication in marketing an exciting project – managing to fully rent out all the properties before the move-in date, despite the challenging circumstances. The team set up for this purpose skilfully showcased the innovative character of the apartment complex and made viewings at the construction site a real experience.

In Allschwil, Basel-Landschaft, 169 attractive apartments have been built in four blocks, which were viewed and successfully rented out during the construction period. The Allverte first-time rental project was rather unusual. With a daycare centre and a building reserved for seniors, the complex offers space for a variety of tenants across all generations. The intergenerational housing model is heralded as a future trend. Today, however, such projects are still rare. Our rental team skilfully staged this future-oriented concept and also highlighted the other advantages of the property in the marketing materials. The new tenants will benefit from convenient services such as a smart home system, digital mailboxes, communal and green areas, car and e-bike sharing and sustainable electricity production using photovoltaic systems.

The building designed for seniors, which was developed in partnership with Spitex, was rented exclusively to people aged 60 and over who have the right to supplementary services. This rather unusual project also required a suitable approach by our team. In addition to adhering to strict standards set by the local authority, social empathy and sensitivity were required. Despite these standards and the processes that were slowed down as a result, our specialists were able to rent out all the apartments.

Arranging numerous viewings when looking for a new place to live can be a tedious task. The adventurous approach to viewing the new apartments in Allschwil thus offered a welcome change. The viewings took place while construction was still underway. Access to the apartments was hampered by conditions on the construction site – the lifts not yet in operation and the electricity not yet connected. It was precisely these authentic construction site conditions that made the on-site viewings with our motivated team a real experience. 

Safety precautions in the form of protective clothing and closed-off access zones were meticulously observed in consultation with the construction management. The prospective tenants liked the somewhat unusual viewing with yellow boots, protective helmets and torches. Not only were photos taken of the unfinished building, so were lots of funny selfies in construction site gear. This viewing experience ensured a positive start to the new tenancy.

Total commitment to complete satisfaction

Teamwork was very important in the marketing of this project. The rental team at the Basel branch was responsible for carrying out the viewings and responding to enquiries. The on-site presence was customer-oriented and individual visits were organised. The team was available throughout the day, several days a week, with two or three members usually on the site. The interregional collaboration also ensured that there was sufficient capacity. The rental management team prioritised resources according to requirements and a rental consultant from Zurich was deployed to support the Allverte project.
