Mandate acquired – trust confirmed

A listing is published and hundreds of inquiries are soon received from prospective tenants. From a landlord’s perspective, this may be the welcome reality for residential lettings in metropolitan areas such as Zurich, but the situation when marketing commercial premises is completely different. In many regions, there tends to be surplus supply and letting properties for commercial use requires specialist expertise.

As a result of increasing e-commerce, retail rents have been declining in many places for years. The office sector has also experienced structural changes, especially since the Covid-19 pandemic, which are having a negative impact on demand. Because increased working from home, desk-sharing and part-time work continue to mean that companies require less space. 

Increased infrastructure demands

Rental premises must be attractive and meet the highest standards, in terms of advanced building technologies and energy efficiency, for example. Unlike housing, future tenants are involved in developing the interior design of commercial lettings. Often, commercial tenants no longer search for premises themselves, but are happy to receive suggestions regarding suitable properties based on their requirements (tenant representation).

For example, Swiss Life Investment Foundation recently commissioned us to let around 1,900 m² of office space at Tessinerplatz in Zurich. We are delighted to have acquired this mandate and are looking forward to implementing the order. 

Professional photos (see above) and marketing floor plans have already been produced. The promotional work has begun, including adverts with top listings, an exclusive presence in online and print media and direct contact within our business network.
