In picturesque St. Gallen, where a wide range of office space is available, the Livit rental team faced a particular challenge. The property? A 368 m2 office space spread over two floors with a sloping roof. The task? To find a suitable tenant to occupy both floors. 

In mid-2022, Livit’s rental management team received a new rental instruction for the St. Gallen area. The challenge presented by this empty space? A sloping roof on the fifth floor, which prevented offices from being configured using partition walls, and an overall space of 368 m2, which wasn’t exactly small but ideally needed to be rented as a whole unit to a single tenant. The fact that there wasn’t necessarily demand for such a large office space in St. Gallen also didn’t play into the hands of Livit’s rental team. 

Despite the oversupply of office space in the region, the goal was still clear: a long-term tenant needed to be found for both floors, who not only appreciated the practical aspects of the space, but also recognised the creative possibilities of the open-plan design in the attic. This made it all the more important to highlight the advantages:

  • The central location in the heart of the capital of St. Gallen
  • Good connections to public transport
  • Direct passing trade 

Convincing marketing strategy

The sophisticated marketing strategy that ultimately achieved this ambitious objective was a prime example of the range of services that Livit rental management offers to our property owners. Perfectly coordinated marketing measures were applied to attract the attention of potential tenants. 

Of particular note was the search for and direct contact with potential tenants by our rental specialists, as well as the setting up of a virtual tour of the premises, which enabled prospective tenants to see for themselves the special atmosphere there, even if they were not physically present. Another factor in their success was targeted marketing on social media and real estate platforms. 

New tenant found

The search finally ended in success: a real estate company agreed to take over the two empty floors with a total area of 368 m2. Before they could be moved in, in addition to minor repairs, an opening was made in the ceiling and a staircase installed. This enabled the two floors to be cleverly connected, which added value to the area for the tenant. The premises now have a fantastic new look and are ready to serve as an inspiring workplace.
